テキスト1:皆さんこんにちはインテリアコーディネーターの岡田恵美子です！(o^―^o) 本日はアクセントクロスについてお話ししたいと思います。(o^―^o) アクセントクロスをすることによりお部屋のイメージがかなり変わります。 選ぶポイントとしては、   ①色がハッキリした色を選ぶ事 色の効果としては小さい範囲で見るより大きい範囲で見た方が薄く見える効果があります。 ベースクロスに近い色を選ぶとあまり変わらない事もありますので思い切って濃い色にチャレンジするのもありです！！

テキスト2:経営理念である『素晴らしい仲間と共に本質に本質を追究し関わる人の物心両面の幸福を通し安心して暮らせる社会を実現する』を基に、5年後・10年後と先を見据えて今後もがんばっていく所存でございます。     経営方針発表会では、経営方針に関する講和だけではなく、社内での表彰式が行われます。 表彰式では、「新人賞」「社長賞」「MVP賞」といった、全ての社員が対象となる表彰も行われておりまして、全社員のモチベーションが上がるような機会が設けられております。 全社員の前で発表するため、皆さん緊張してしまいますよね。 選ばれたのは、「新人賞」川村実夢「社長賞」豊田崇里「MVP賞」有村淳斗の3名が選ばれました。 なんと私が社長賞に選ばれているじゃありませんか!! これからもどんどん成長し、お客様にエイジングハウスで建てて良かったと思ってもらえるように精進します。

テキスト1:弊社がご提案するお家の多くが 「中庭」があるという特徴を持っています。   もちろん、この特徴には 「コストが高くなる」という不安点が 一般的には存在するのですが、 どっこい蓋を開けてみると、 その不安とは裏腹にこの特徴は、 逆にコストを落としてくれるという 嬉しいサプライズをもたらしてくれます。   では、その理由について 今回はお伝えしていきたいと思います。 非常に多くの方が見落としてしまっている 家づくりの大きな落とし穴について 言及していくので どうぞ最後までお付き合いください。 今回の記事だけでは紹介しきれないぐらい 「中庭」には多くの利点が存在するのですが、 そのうちの1つが「土地代を抑えられる」 ということです。   「中庭」をつくらないお家は、 南からの光を確保するために 障害物が存在しない南向きの土地を選ぶか、 隣家から充分な距離を空けることが出来る 広めの土地を選ばざるを得ないため その分土地代が割高になってしまうのに対し 「中庭」があるお家は、 そのいずれも一切気にすることなく 土地を選ぶことが出来るからです。   つまり、土地の日当たりを 気にする必要がなくなるため、 価格設定が割高な南向きの土地に こだわる必要もなくなるし、 日当たりを確保するために 余分な広さの土地を買うことによって 隣家から充分な距離を 開ける必要もなくなるというわけですね。   なにせ「中庭」をつくれば 自ずと隣家から充分な距離が開いた場所に 窓をつくることが出来ますからね。

テキスト2:そして、その結果、 隣家との距離を気にすることなく 家を建てることが出来るようになり、 土地に無駄な余白を残すことなく 敷地をいっぱいまで 有効活用することが出来ることになります。   「中庭」という プライバシーに優れた庭があることによって、 人目が気になる外に 庭をつくる必要もなくなりますしね。 外構予算を抑えることが出来るから   日当たりを気にしなくてよくなること、 そして庭を外につくらなくてよくなること、 この２つによって 敷地に出来る余白を最小限に出来るのが 「中庭」がもたらす大きな利点なのですが、 この結果、外構工事の費用が削減出来ます。 単純に施工面積が小さくなるからです。   また「中庭」からの採光を有効活用出来れば、 外周部に大きな窓を設置する必要もなくなるし、 窓の数を多くする必要もなくなるため、 境界に立てるブロック塀やフェンスなども 設置する必要もなくなります。 家の外壁が塀そのものの役割を 兼ねることが出来るからです。   家の中やウッドデッキの プライバシーを担保するためや 防犯性強化のための植栽や目隠しなども 一切つくる必要もなくなるので、 これらのコストだって丸々浮いてきますしね。   そんなわけで「中庭」は、 予算がはみ出しがちな外構工事のコストをも 抑えてくれる役割を果たすというわけですね。   「中庭」をつくれば、 「中庭」をつくらない家よりも 家の価格は割高になります。 「中庭」をつくる分、外周面積が増えるし、 中庭部分も施工しないといけないからです。   とはいえ、ここまでお伝えしてきたように 土地代を抑えることが出来るし、 外構工事代を抑えることが出来るため、 土地、家、外構のトータルコストで考えると 予算を落とすことが出来ると考えています。   イメージとしては、 家のコストは100万円上がることになるけど、 土地のコストを100万円落とすことが出来、 かつ外構のコストを100万円落とすことが出来る、 という感じでしょうか。   もちろん、家も設計によって 贅肉的な箇所を削ぎ落とすことが出来れば、 コストを上げることなく 「中庭」がある家をつくることが出来るので、 それが実現出来れば、 さらにトータルコストを抑えることが 出来るようになるんですけどね。   というわけなので、 「中庭＝高くなる」という なんとなくのイメージだけに引っ張られて、 住みやすい家をつくるための手段を 安易に縮めないように 気を付けていただければと思います。   <p style="margin: 0px; テキスト1:「収納はたくさん欲しい」と 家を建てる誰もがお考えになりますが、 かといって床面積を増やせば それはコストアップに直結するため、 安易に床面積を増やすという手段を 選択すべきではありません。   また、床面積を増やすにしても、 利便性の良さから人気が高い 「回遊動線」をつくってしまうと、 本来の収納力を半減させる可能性があるため その良し悪しを理解しておくことも 大事な要素となってきます。   そんなわけで、 ここからはコストを上げることなく よりたくさんの収納をつくる方法について お伝えしていきたいと思います。   いわば、この知識は 図面を読み解く力でもありますので、 間取りを描いてもらうまでに ぜひ身に付けておいてください。   まず、収納を考える上で 必ず知っておいた方がいいことが、 収納の分量は「床面積」ではなく 「壁面積」で考えないといけない ということです。   例えば、 間口91cm×奥行き91cmの収納と 間口182cm×奥行き45.5cmの収納は 床面積は全く同じであるものの、 棚の枚数が同じだとしたら、 単純に物が置ける量が2倍違います。 間口の広さが違うからです。   もちろん、間口が91cmの収納は 間口は半分であるものの 奥行きが2倍あることから 奥に詰めて物を置くようにすれば、 間口1m82cmの収納と同じだけ モノが置けるということになります。   しかし、その収納は確実に 使いにくいのではないでしょうか。 奥のものを取り出すために いちいち手前のモノを 取り出さないといけないし、 再び元の位置に戻す時も、 一手間作業が増えることになるからです。

テキスト2:かつ、奥には滅多に取り出さないモノを 置くようになると思いますが、 結果、奥にあるモノを忘れてしまい 滅多に使わないモノなのに また同じモノを買うことになり、 どんどん家の中にモノが蓄積されていく という悪循環を産む原因となる のではないでしょうか。   そのため、単純に床面積を広げるのではなく いかに壁面を有効活用出来るかまで考えながら 収納はつくるべきだというわけですね。 なんといっても収納で最も大切なことは、 「いかに管理がしやすいのか」ですからね。   とりわけ、リビング周辺は 細々したモノが多くなることから、 管理がしやすい収納をつくっておかないと それが散らかる原因につながるし、 ストレスの原因にもなりますしね。 行き過ぎた利便性   家の中をグルグルと回れる 「回遊動線」は利便性がアップすることから 非常に人気があるのですが、 実は「収納量が低下する」という 大きなデメリットを秘めています。   収納量が低下する理由は、 通り抜け動線にするということは 「＝収納の壁が減る」 ということだからです。   例えば、 3帖のウォークインクローゼット をつくったとして、 この収納を通り抜け出来ない どん詰まりの収納にした場合、 合計約5.5m分の壁を 利用することが出来るのですが、 この部屋を通り抜け出来るようにしたら、 使える壁の量が半分以下の 2.6mにまで減ってしまいます。   廊下をつくることによって 2方向の壁が使えなくなるからです。   そして、その結果、 いざ暮らし出してみると 思っていたよりもモノが収まらず困った という状況に陥ってしまい、 それでは片付かないからと 結局、通り道にモノを置いてしまい 通り抜け出来なくなってしまう なんてことも決して珍しい話ではない と思います。   そんなわけで、 過度な最短動線を追求する必要もないのでは と思っている次第です。 平屋にすればそれだけで 洗濯動線も短くなれば、 片付けや掃除だって楽になりますしね。   というわけなので、 間取りを見る時には、 「いかに壁を有効活用出来ているか？」 を見るようにしていただければと思います。   この図面の見方が出来るようになれば、 「収納が足りないかも？」 という不安を払拭しやすくなり、 結果余計なコストを払う必要がなくなるし、 いざ暮らし出してみたら 全く収納が足りなかったなんていう 最悪の事態を引き起こすことも 間違いなくなくなるはずですから。     <p style="margin: 0px;
